CASO ISLA BONITA year 2018
Object of the investment : apartments for sale, promoted by real estate agencies as a sensational investment opportunity.
Block of several properties in the hotel complex? Isla Bonita? in the town of Costa Adeje. From 2013, the offered apartments were systematically indebted as a result of unskilful tourist exploitation by the previous owners. They went on sale in 2016. They were put up for sale already during the bailiff seizure procedure.
The then economic entity - the company INTERVENIO SL. represented by a certain Mr. Juan Carlos Santana Marquez, who is the owner of real estate with a mortgage in favor of Bank Caja Siete, promotes a block of 11 apartments on the real estate market as an investment sensation.
The application of the one-hundredth clause annulling the title deed by the Notary Office allows you to proceed with the real estate purchase deed. The clause contains a condition of fulfillment in the form of delivery of documents exempting the property from the pending bailiff seizure procedure.
Customers were not aware of the content of the notarial deed due to the lack of a sworn translator when reading the conclusion of the notarial deed of real estate acquisition, as well as the inadequate level of correct reading of the declaration by the translator.
The result was the loss of purchased property after 3 years, with an investment level of approximately 500,000 euros.
Our activities : INTERNACIONAL FULL ACTIV CANARIAS SL. represented by Alan Narkiewicz Jodko and Attorney Ismaele Umbertto Nuzzo were the first to work out the company's proceedings in this fraud. They were also the first to bring charges against Juan Carlos Santana Marquez - responsible for the entire procedure of the planned fraud. As a result of our actions, we managed to amortize about 20% of the losses incurred, and also lead to the issuance of an international arrest warrant for the fraudster. Five families were injured in this case, and the total amount of embezzlement reached nearly one million euros for eleven properties. Interestingly, it was also possible to locate further frauds carried out by the same economic entity in the area of three successive Spanish autonomies, where their total result exceeded the amount of EUR three million, and the number of injured persons reached about thirty people.

Object of investment : agricultural land for investment
Our current client was offered to buy a sought-after agricultural land for investment by an illegally working real estate advisor with the participation of an unlicensed accountant, who turned out to be a law enforcement officer. The unregulated legal situation of the land led to a delay in the purchase operation. After verifying the conducted accounting and banking activities, it turned out that the broker together with the aforementioned partner signed up as a shareholder in 33% of shares in the assets of the entire company documentation, as well as in profits with access to the investor's bank accounts.
Our actions : immediate reaction and professional actions of one of our team members prevented financial embezzlement at the level of EUR 1 million.
